Work out what your lot will actually allow before you pay anyone to draw anything.
The basics — free
- Confirm your lot area, width at the building line, and land-use zone - these three decide most of the pathway question on their own.
- Find out whether the land is bushfire-prone, flood-affected, or heritage-listed. Each one changes the pathway, the cost, or both.
- Check where your sewer, stormwater and easements run. A main under the only sensible build location is a very expensive surprise.
